Every Australian first home buyer scheme, explained

There are four main federal-and-state levers for first home buyers in Australia, and they stack differently by state.

First Home Guarantee (federal)

Buy with a 5% deposit and no LMI, subject to income and price caps. Places are capped per financial year and administered via participating lenders.

First Home Owner Grant (state)

One-off grant for new or substantially renovated homes. Amounts and caps differ by state (the NT is currently the most generous).

Stamp duty concessions (state)

Every state offers first-home stamp duty concessions or exemptions, but the thresholds and phase-outs differ significantly.

First Home Super Saver Scheme

Voluntary contributions inside super, taxed at 15% instead of your marginal rate, released to buy your first home.
