Stamp duty (transfer duty) is a state tax and varies hugely. Here's the shape of it across Australia.
The big picture
NSW, VIC and QLD dominate revenue but also offer the most substantial first-home concessions. WA, SA and TAS have lower rates in absolute terms.
ACT is different
The ACT is phasing stamp duty out in favour of higher land tax. Its Home Buyer Concession Scheme uses income limits instead of price caps.
First-home phase-outs
Most states fully exempt below one threshold, taper to a second, and charge full duty above it. The window matters a lot to buyers close to the cap.
