How much rent can I actually afford?

The rule of thumb is 30% of your income, but that number hides a lot. Here's how to think about it properly.
Start with take-home, not gross
Rent is paid out of your bank account, not your payslip. Always start with after-tax weekly income.
Subtract fixed commitments
HECS, car loans, insurance and childcare come off first. What's left is what rent, utilities and living actually compete for.
Use bands, not a single number
Under 25% is conservative, around 30% is comfortable, above 35% is rental stress. Bands let you match rent to lifestyle.
